Encino sits in the south central San Fernando Valley. It runs from Victory Boulevard in the north down to Mulholland Drive at the ridge, with the 405 freeway along its eastern edge and Lindley Avenue on the west. Reseda, Lake Balboa, and the open ground of the Sepulveda Basin are its northern neighbors, Sherman Oaks is east, and Tarzana is west. Which side of Ventura Boulevard the address sits on shapes the job here more than anything else. Up on the hill roads south of the boulevard, off Encino Hills Drive, Escalon Drive, and the upper reaches of Hayvenhurst, homes run large and spread across two or three levels, with several bathrooms, long stair runs, hard floors, and wide stretches of glass facing out over the Valley. That work takes longer and usually opens with a deep clean before a regular rhythm can hold it. Down on the flat to the north the houses are mostly single story tract homes from the 1950s and 1960s, tidy floor plans with original tile and grout, and a weekly or every other week visit keeps them level without much drama.

The neighborhoods north of the boulevard are not all the same either. Encino Village, built in the mid 1950s on the old RKO movie ranch and laid out by the architect Martin Stern Jr. as two concentric circles with only three ways in, is a run of ranch and mid century plans on quiet loops east of Louise Avenue. Amestoy Estates, the pocket between White Oak Avenue and Balboa Boulevard just north of Ventura, has bigger lots and a lot of interior streets that end in cul-de-sacs. Closer to the boulevard the stock turns into condos and apartments along Zelzah Avenue, Lindley Avenue, and Balboa Boulevard, many of them three story buildings from the 1960s and 1970s with shared laundry and a stairwell rather than an elevator.

Getting to the front door is worth one sentence at booking, because it varies a lot from block to block. A hillside address may have a steep, narrow driveway, a gate with a call box, and effectively no street parking on a winding road. A condo off Ventura may want the crew to use a set entrance, a subterranean garage with low clearance, or a visitor space that has to be arranged with the manager. So we ask about the gate, the driveway, and the building setup while we book, rather than on the morning we pull up.
